Your Equipment Partner for Commercial Construction

Commercial construction and industrial site development demand a lot from your equipment and even more from your dealer. Tight schedules, hard deadlines, and job sites that don't slow down for anything mean you need machines that show up ready to work and a team that keeps them that way.

Southeastern Equipment has been supplying commercial contractors with the equipment, service, and parts to get the job done since 1957. Whether you're clearing raw ground, running mass excavation, installing underground utilities, or finishing a building pad, we've got the iron and parts you need, along with the support to back it up.

Case Commercial

Trusted by Contractors Since 1957

Anybody can sell a machine. The real test comes when a deadline is tight, a machine goes down, or a part needs to be on-site yesterday.

For nearly 70 years, contractors across the Midwest have trusted Southeastern Equipment because we do more than sell equipment. We help keep jobs moving with responsive service, parts support, machine technology, rentals, and a team that picks up the phone when you call.

Why contractors keep coming back:

  • Family-owned since 1957
  • 17 locations across four states
  • New, used, and rental equipment
  • In-field service that comes to you
  • Machine control specialists who help you work smarter
  • More than $5 million in parts inventory
  • Support from people who understand construction, not call centers

Don't take our word for it. Hear directly from the contractors, municipalities, and business owners we work with every day.

Commercial Project Phases & Equipment Needs

Every commercial construction and industrial site development project runs through the same core phases. Here's what equipment you'll need at each stage to keep the job moving on schedule and under budget.

Site Planning & Clearing

Once permits are pulled and the grading plan is set, clearing begins. You're stripping vegetation, demolishing existing structures, and hauling off debris to expose the raw site. Getting this phase done right the first time sets the pace for everything that follows.

Typical Equipment Types:

  • Excavators
  • Skid Steers
  • Dozers

Mass Excavation & Earthmoving

This is where you're reshaping the site to match the grading plan, cutting high points, filling low areas, and moving serious volume. Soil conditions drive equipment selection, and the right machine configuration can have a big impact on daily production.

Typical Equipment Types:

  • Large & Compact Excavators
  • Motor Graders
  • Compactors & Rollers
  • Wheel Loaders

Underground Utilities Installation

After the rough grade is established, water, sewer, storm drainage, gas, electrical conduit, and other underground utilities go in. Precision trenching is important. Get it right the first time, and the finished pad stays intact through the rest of the project.

Typical Equipment Types:

  • Excavators
  • Compact Track Loaders
  • Compactors
  • Mini Excavators

Finish Grading & Site Prep

Final elevations, drainage slopes, and a compacted pad ready for foundations and paving. This is detail work, and laser-guided grade control makes a significant difference in accuracy and the number of passes it takes to get there.

Typical Equipment Types:

  • Motor Graders
  • Compact Track Loaders
  • Vibratory Rollers
  • Skid Steers with Grade Control Attachments
  • Machine Control Systems

Buying New vs. Used for Commercial Construction

Every commercial contractor runs their business differently. Here's how new, used, and rental equipment compare so you can decide what makes the most sense for your operation. And if you've got a machine to sell, we'll evaluate your trade-in (any make or model) and get you a fast, fair number based on real market data.

Buying New

Up-front Cost

Higher purchase price, but current manufacturer financing programs and seasonal promotions can significantly offset that.

Warranty

Full manufacturer warranty backed by the Southeastern Promise. If you experience a major issue within the first year or 250 hours, we'll provide a loaner of a similar class for up to 30 days.*

Tax Treatment

Section 179 and bonus depreciation options may allow significant deductions in year one. Consult your tax advisor for your specific situation.

Flexibility

Less flexibility because you own the asset. But the resale value on well-maintained new equipment from major manufacturers stays strong.

Tech & Emissions

Current Tier 4 Final emissions compliance standard. Access to the latest machine control integration, telematics, and fuel efficiency improvements.
Buying Used

Up-front Cost

Significantly lower acquisition cost. For contractors who need capacity across multiple machine classes, used equipment frees up capital to build a broader fleet.

Warranty

Varies by unit age, hours, and condition. The Southeastern Promise is available on select used units. Ask your rep at the time of purchase.*

Tax Treatment

Same Section 179 and bonus depreciation opportunities as new equipment. In some cases, the faster write-down on a lower cost basis makes used equipment particularly attractive.

Flexibility

Owned asset. Lower capital at risk per unit. Easier to sell or trade if your project mix shifts.

Tech & Emissions

Older machines may not meet current Tier 4 Final emissions standards. Check local regulations for your area. Machine control retrofit options are available for many makes and models.
Renting Equipment

Renting Equipment

Up-front Cost

No acquisition cost. Pay only for the time on the project. Ideal for phases or machine types you don't use year-round.

Warranty

Full responsibility for warrantable repairs stays with Southeastern.

Tax Treatment

Rental payments are typically fully deductible as a business operating expense.

Flexibility

Maximum flexibility. Scale your fleet up or down with project demand. Ask about our Rental Purchase Option (RPO). Rent the machine now, build equity, and buy it later if it's working for you.

Tech & Emissions

Our rental fleet is well-maintained and compliant.

Service That Keeps Your Commercial Project on Schedule

A machine down at a commercial site can back up your entire downstream schedule. Our service team works fast, communicates every step of the way, and comes to you when you can't come to us to get you back on the job as soon as possible. It doesn't matter what color your equipment is. If it's broken, we'll work on it. In-shop and in-field support across 17 locations in Ohio, Indiana, Kentucky, and Michigan.
